Ladbroke Grove is well overrated mate. That was my old stomping ground in my early 20's, and whilst it seemed exciting at the time, in fact it's not much of an area to live at all. There are very few clubs or bars with late licences, because the local residents complain constantly about noise.

The area is full of trustafarians and well up it's own arse. As for not being expensive, I'm flabberghasted, Ladrbroke Grove costs a bomb, have you seen house prices around there lately?

Jim not being rude but you love the edge and earthiness that is brixton its not everynes cup of tea.

the fact you tell me how much better the area is getitng then we pop into a shop with several cracked up yonugsters theiving and rowing with the shop owner two mins after you said it points to me it aint getting that much better.

Thing is mate, Ladbroke Grove has similar problems to brixton, there's lots of street crime, and the area is heaving with crackheads. It's just more expensive and has less to do. Believe me, it's not like the film notting hill round there. Half the people I used to knock about with round there have shooters under their beds and are career drug dealers.

To be honest with you, whilst I like Brixton, I'm gradually moving closer to Dulwich/Herne hill.

Brixton is a nice area to have on your doorstep, but living right in the centre of it can get a bit much.

I haven't seen the prices, but I'm surprised it's expensive to rent. I lived on Talbot road for 5 years in early 90's and it was cheap as hell.
Turn left out the door and it's like a walk in Tunisia - turn right and it's Kingston Jamaica. lots of Italians and Spanish too. Used to be a good mix.

I am in West Hampstead. Very civilized part of town.

Ladbroke grove is every bit as poncy as notting hill these days. The old front line as it was known (forget the name of the street now) is full of wine bars and bistros, even the old Jamaican place on the corner has gone now.

Ladbroke Grove has been taken over and gentrified and a lot of the original inhabitants have been squeezed out. It does have a growing crack cocaine problem however.

That's the one mate, remember the ?Jamaican place on the corner, was called Mas Cafe I think, that's now an expensive wine bar! Who would have thought all saints road would ever turn into an enclave of white middle class eateries?

I do remember it well - haven't been back in years but sounds a nightmare. Used to be where the main Carnival riots took place too.

Remember the residents of Battersea in the 80's started refering to the area as Batterrr zeeea - giving it a continental sound - and they were serious!

Clapham became Claaaam ( silent P ) as in farm.

And Streatham became known as St.Reatham which still tickles me to this day

Streatham is not a bad area now actually, used to be a right shithole.

Threatham I used to call it.

I lived there a couple of years ago, it's ok actually, got a sort of rugged charm about it.

Its on the up, one of the best places in London to buy right now.

There are VERY few places that are actually great to live in london if we are realistic..... and none of us (with the exception of Loynesy) can afford them :-)

Yeah its still there!

I live on the Clapham/Brixton borders i.e. smack bang between the two and I truly do love it. A 10 minute walk in either direction and I have the grit of Brixton or the nicer parts of Claaaaaaaaaaaaaaaaaarm.

Needless to say I find myself Clapham bound more than Brixton.

I would find it very hard to leave where I live ( Shoreditch/Hoxton ) I can walk everywhere from there, including the 15 minutes to my office

I am, however, pondering on buying a little place in SOHO. Since I first came down to London to live about 25 years ago, I have always wanted to live on Frith St or Dean St.
