Looking to set-up combat sport gym on Gold Coast?

Big enough to hold shows. Heaps of parking & numerous small restaurants/takeaways in same complex. On left side at the top is residence, which can be an office.
This the 3rd failed discount grocery store in the last 2 years, which is understandable given Coles (Nerang Fair Shopping Complex) is hop, skip & jump across the road :lol:

BTW, I live in adjacent complex & reckon the joint has been this time vacant close to 6 months....making the lease/rent somewhat negotiable ;-)
I may as well tell ya within Nerang Fair complex, there's JETTS gym with all the physical equipment in the world
